Nature of Services

Skypass Elite provides professional marketing services to timeshare owners seeking to sell or rent their properties. We do not:

• Guarantee the sale or rental of any timeshare property
• Act as a licensed real estate broker or real estate agent
• Provide legal, tax, or financial advice
• Purchase timeshares directly from owners

Our role is strictly marketing and advertising.

Fee Structure

Skypass Elite operates on a flat-rate marketing model. We charge an upfront marketing fee that covers:

• Professional listing creation and optimization
• Exposure through our internal marketplace and marketing channels
• Digital advertising campaigns
• Social media and affiliate promotions
• Administrative, compliance, and operational costs

Important: Skypass Elite does not charge commission on sales or rentals. One hundred percent (100%) of any accepted offer proceeds go directly to the property owner.

No Guarantee Disclosure

While Skypass Elite provides comprehensive marketing services, we cannot guarantee:

• That your timeshare will sell or rent
• A specific timeframe for sale or rental
• A specific sale or rental price
• The number of inquiries or offers you will receive

Market conditions, resort demand, maintenance fees, ownership type, seasonality, and other factors affect marketability and are beyond our control.

Affiliate Relationships

Skypass Elite maintains partnerships and promotional relationships with various travel and hospitality platforms, including Expedia, Vrbo, and Travelocity. These relationships allow broader exposure for owner listings across multiple channels. Skypass Elite may receive compensation from affiliate partners for successful referrals related to travel accommodations and related services.

Skypass Elite is committed to maintaining professional business standards and transparency. We strive to uphold ethical marketing practices and maintain strong relationships within the business and travel community.

Escrow and Transaction Processing

All sale transactions are processed through licensed and bonded third-party escrow or closing companies.

Closing costs, escrow fees, transfer fees, and resort-imposed charges are the responsibility of the owner and/or buyer as outlined in the executed agreement.

Owner Responsibilities

• Annual maintenance fees until the transfer is fully completed
• Any outstanding loan balances associated with the ownership
• Special assessments or resort-imposed fees
• Providing accurate and truthful property information
• Complying with all resort-specific transfer requirements

Regulatory Compliance

Skypass Elite complies with all applicable federal and state regulations governing timeshare resale and rental marketing, including consumer protection and advertising laws. We are committed to ethical business practices, transparent communication, and professional marketing standards.

Right to Cancel

Depending on your state of residence, you may have the legal right to cancel your agreement within a specified cancellation period. Please refer to your individual service agreement for complete cancellation terms and conditions.
